REO Preservation

Property Condition Report
FSP will perform a complete property evaluation and condition report submitted via power point and video recording. This is especially useful for Banks to evaluate abandon homes prior to foreclosure sales.

Securing
Lock Change
FSP can change locks to a system utilizing one master key or as required by applicable regulations.

Lock Box Installation
FSP can install a lock box on the property using a designated code to allow access to a third party.

Padlock or Slide Bolt Installation
FSP can install a padlock, hasp, slide bolt, or other similar lock to secure the property.

Boarding
FSP can board or screen vacant properties in accordance with Client instructions and/or applicable Investor/Insurer guidelines.

Securing of Swimming Pool
FSP can secure and winterize swimming pools in accordance with Client instructions and/or applicable Investor/Insurer guidelines.

Debris Removal/Janitorial Services
FSP can perform complete clean-out, trash-out/debris removal services to all specifications in accordance with Client instructions and/or applicable Investor/Insurer guidelines.

Automobile Removal
FSP can remove abandoned vehicles from vacant properties in accordance with Client instructions.

Repair/Remodeling Oversight
FSP has an in house maintenance department to assist with all handyman needs. For larger projects we have an extensive vendor list to gather bids from. FSP has formed strong alliances with vendors and contractors throughout Chicago land to provide quality service at discounted rates. Once a vendor is chosen, FSP can provide project management services.

Lawn Maintenance
FSP can maintain the property grounds by mowing, weeding, and trimming grass, shrubbery, trees, and flower beds, and performing other lawn maintenance. All lawn maintenance is performed in accordance with Client instructions and/or applicable Investor/Insurer guidelines.

Snow Removal
FSP can remove snow to adhere to village codes and investor/insurer guidelines. Snow Removal is done when 2 or more inches is on the ground.

Winterization
FSP can winterize vacant properties in accordance to client instructions and/or applicable investor/insurer guidelines. A winterization generally involves:

  1. draining of all plumbing and heating systems as required;
  2. using air pressure to clear the system of water;
  3. adding anti-freeze to all traps and fixtures;
  4. shutting off water supply to the property;
  5. disconnecting the water meter, removing it from the cradle and leaving it on the premises;
  6. disconnecting the feed pipe leading to the main water valve and plugging or capping it; and
  7. placing tags, labels, warning signs, and dates on all items winterized, including Safeguard's address and telephone number on all tags and labels.

Winterization Re-Check
FSP can inspect a winterization previously performed at a property to attempt to determine if it is still effective. Upon instruction, if FSP finds that the winterization is not in effect, we will winterize the property.
