Classified Ads: The local classified advertising is the most effective, but also is the most expensive. FSP has developed strong relationships with Daily Herald, Chicago Sun-Times and Chicago Tribune to get the best rates possible. This can be built into your marketing mix for an additional fee each month.

Web site: Our web address is posted on every sign, form, and ad that we have. The Internet is far-reaching and assists in bringing us highly qualified tenants. Our Internet advertising posts all available rentals to dozens of the top rental search websites.

Referrals: Referrals are a great source of new tenants. FSP works closely with corporate relocation departments and companies that specialize in relocation of corporate people. FSP offers referral fees to all of our tenants.

Internet: FSP has worked very diligently to increase its SEO ranking. We are all over every major real estate and property management website. Our increased exposure has built a reputation for tenants as the place to go to rent. All our listing is advertised on over 50 free and paid websites.
TENANT SCREENING
Screening prospective tenants is more important and more complicated than ever before.

Income: All income is verified via W-2, Income Tax Returns, or pay stubs.

Landlord Reference: FSP not only checks with the current Landlord, but we also check the previous Landlord. Many times, current Landlords will lie, in hopes that the tenants will move. The previous Landlord has nothing to gain and will give you the most honest evaluation.

Credit Reports: The credit history is checked for all applicants.

Criminal Background: The criminal background of all applicants is checked. Applicants with recorded incidents of violence, sexual in nature, or numerous disturbances, are declined.

Eviction Check: An eviction history report is pulled to verify if applicants have ever been evicted before.

Employer: Verification of employment is required for all applicants.
