FSP Community Association Management provides professional management solutions to homeowner associations of any size, age or type of construction. FSP’s goal is to raise the level of standards for community association management. This proactive approach with our clients enables FSP to work with Association Boards to reduce costs in their Association while improving the level of service to the homeowners. The Portfolio Manager assigned to the property:

  • Works closely with the Board of Directors
  • Inspects property on a regular basis and makes recommendations for repairs and capitol improvements
  • Maintains Association key inventory for owners and vendors
  • Oversees contractors and vendors to ensure work is completed consistent with contract requirements
  • Attends Board, Annual, and Special Meetings
  • Obtains bids on work approved by the Board of Directors
  • Provide 24-hour on-call service
  • Contacts vendors in emergency situations
  • Assists Association with insurance matters and  developing the annual budget

The Administrative Support Team:

  • Maintains records and documents of managed Associations
  • Maintains governing documents, unit owner files and current owners’ information database
  • Same day call return with courteous and caring responses
  • Prepares and coordinates mailings, meeting notices, etc.
  • Answer mortgage questionnaires and dues requests for title companies

The Accounting Team provides the following services

  • Posting and billing of monthly Association dues  and expenditures
  • Reconciling bank accounts and generating monthly financial statements
  • Monthly and Annual Budget Planning Analysis
  • In- house collections  program

Community Awareness Programs

  • Special notices, postings
  • Inserts into monthly billing statements (meeting minutes, etc.)
  • Newsletters, as requested
